This boutique commercial facility with modern amenities was a positive outcome for the client and adjoining properties and overcame the challenges of a complex and restrictive site behind a heritage listed Victorian building.
Cottee Parker Architects, working with the client negotiated successfully with Brisbane City Council’s senior heritage officers to gain development approval.
The design maximised the lettable area on the site and provides tenants with natural light and dramatic views.
Keeping within strict local planning controls on height, form, and aesthetic Cottee Parker Architects articulated the levels to provide good vehicular, service and pedestrian access on a very steep site while integrating rear access to the existing heritage building.
The success of the project can be gauged by the fact that the building was fully let in a short period of time despite entering the market during a difficult economic period.
